There are few REOs in Huntington Beach. MLS indicates the average house was 2,004 Sqft of living area. Of the 306 similar sales in the past 12 months in Huntington Beach 25 were REO sales (8.1%) and 57 were short sales (20%). Cencus.gov states there are a total of 78,094 housing units in Huntington Beach and 663 (.8%) of the properties are in default and 212 (.3%) are REOs. Census.gov indicates 36% of the properties in Huntington Beach are tenant occupied. These trends are superior to most housing trends in Southern Calif. in the current market conditions.
The overall market conditions are therefore average although superior to most areas in Southern Calif. Orange County has experienced downward turns in property values especially among new home buyers and borrowers with "exotic" and "toxic" loans. The declines are primarily due to REOs and short sales to these borrowers, unemployment concerns, and overall market declines. Data Quick states an overall 5.5% decrease in the median values from year to date in Huntington Beach. See the chart on the trends tab of overall values and number of sales for the past 5 years.
